General service terms for Entretien Mantain property maintenance, handyman repair, and minor renovation work in Montreal, Quebec.

General note

These Terms & Conditions describe the general business terms of Entretien Mantain, operated by 9510-1887 Québec Inc. They are intended for practical business use and are not a substitute for legal advice.

Estimates, quotes, and scope of work

  • Estimates and quotes are based on the information available at the time, including descriptions, photos, site conditions, and access details.
  • A quote only includes the work, materials, assumptions, and exclusions stated in writing. Unseen conditions or incomplete information may require revised pricing.
  • Minor repairs, maintenance visits, and renovation work are limited to the agreed scope unless additional work is approved.

Scheduling, access, and property readiness

  • Appointments are scheduled based on availability, service area, and the information provided by the client.
  • The client is responsible for providing safe and reasonable access to the property, work area, utilities, parking, building entry, tenants, keys, codes, and required permissions.
  • If access is unavailable, unsafe, delayed, or incomplete, the visit may need to be rescheduled and additional fees may apply.

Deposits, materials, and additional costs

  • Deposits may be required before scheduling or before purchasing materials for certain jobs.
  • Materials, supplies, specialty hardware, parking, permits, delivery, disposal, dump fees, and other project-related costs may be charged in addition to labour unless included in writing.
  • Material availability, pricing, and timelines can change. Equivalent substitutions may be proposed when appropriate.

Additional work and change requests

Additional work, changes in scope, hidden conditions, tenant requests, or work discovered on site may require approval, revised pricing, and additional time. Entretien Mantain is not obligated to complete work outside the agreed scope without approval.

Maintenance plans

  • Maintenance plans are monthly subscriptions that renew each month until cancelled. Either party may cancel with reasonable notice; cancellation stops future billing and does not refund the current month.
  • Each plan includes a set number of labour hours per month. Unused included hours roll over up to the cap stated for that plan; rolled-over hours that exceed the cap, or that remain when a plan is cancelled, expire and are not refundable or transferable.
  • Included hours cover on-site labour only. Materials, parking, permits, disposal, specialty hardware, and similar costs are billed separately.
  • Scheduling targets shown for each plan are goals based on regular business hours and may vary with weather, parts availability, demand, and access. They are targets, not guarantees.
  • Seasonal check-ups or inspections included with a plan are offered up to the number stated and are scheduled by mutual availability.
  • Emergencies and specialized trades (such as plumbing and electrical) are not covered by included plan hours and are quoted and billed separately.
  • Plan pricing and inclusions may be adjusted with advance notice.

Payments and late payments

  • Invoices are payable according to the terms stated on the quote, invoice, or written communication.
  • Late payments may result in service delays, collection activity, interest, administrative fees, or suspension of future service where permitted by law.
  • Clients are responsible for reviewing invoices promptly and notifying us of any billing questions in a reasonable time.

Cancellations and rescheduling

Please provide as much notice as possible for cancellations or rescheduling. Fees may apply for short-notice cancellations, missed appointments, unavailable access, or visits where work cannot proceed for reasons outside our control.

Photos, documentation, and communication

Photos, videos, notes, and documentation may be used to assess work, communicate with clients, support quotes and invoices, document completed work, and maintain service records. We do not publish identifiable client property information for marketing without appropriate permission.

Service limitations and liability

  • Entretien Mantain provides practical property maintenance, handyman repair, and minor renovation services. We may decline work that is outside our scope, unsafe, requires specialized licensing beyond our services, or is not appropriate for our team.
  • We are not responsible for pre-existing conditions, hidden defects, building system failures, client-supplied materials, unauthorized access issues, or damage caused by third parties.
  • To the extent permitted by law, liability is limited to the amount paid for the specific service giving rise to the claim.
